Disney's Polynesian Villas & Bungalows in 2026-27: What the Extended Refurbishment Means for Your Stay

Disney pushed the Polynesian refurbishment into early 2027. Here's what Disney has actually said, what it hasn't, and how I'd decide whether to book a stay there right now.

    The Short Version

    • What changed: Disney's Polynesian Village Resort page now says the Polynesian Villas refurbishment runs into early 2027. It was originally scheduled to finish at the end of 2026.
    • What Disney says stays open: "Most Resort dining, pools and amenities will remain available."
    • What Disney warns about: noticeable daytime construction, possible effects on theme park and surrounding views, and extra travel time when arriving or leaving.
    • What Disney hasn't said (in the pages I could read): which villa buildings or bungalows are affected, and whether room rates or availability change.
    • My take: If the Polynesian is the whole reason for your trip, book it with your eyes open. If you're choosing between a few Magic Kingdom area resorts, the construction is a reason to compare, not a reason to panic.

What's Confirmed About the Polynesian Villas Refurbishment

Disney's Polynesian Village Resort page was updated to show the end date moving from the end of 2026 to early 2027. The work covers Disney's Polynesian Village Resort and Disney's Polynesian Villas & Bungalows, with "some areas" affected. It includes reconfiguring the front entrance roadway. A new roadway entrance opened in December 2025, per WDW News Today.

The one specific closure I could find: Trader Sam's Tiki Terrace is closed through late October 2026 because of refurbishment at the Grand Ceremonial House.

Disney's own guest notice (as reported) says to expect noticeable construction during the day and to allow extra travel time. It also says some theme park and surrounding views may be affected.

    What's Still Unclear

Disney's notice doesn't name which villas, floors or bungalows are affected, and I couldn't find a statement about rate changes or room availability. That matters because the Polynesian Villas & Bungalows are a Disney Vacation Club resort: if you're booking with cash, points, or a rental, the practical question is whether the room you're given is near the work.

What I'd do: when you book or confirm, ask the question in writing: "Is the building or room I'm assigned affected by the refurbishment, and are any amenities I'm paying for closed?" Keep the answer.

Who the Polynesian Villas Are For Right Now

    Book (or rent) it if:

    • You want a resort with Magic Kingdom access by boat, monorail or bus, which is how Disney lists transportation for the Villas & Bungalows.
    • The Polynesian itself is the trip: the pool, the lagoon, the over-the-water bungalows.
    • You can be flexible about the exact room and you're fine with some daytime noise.

    Look at alternatives if:

    • You're paying a premium for quiet or for a specific view.
    • You're traveling with a napper who needs daytime sleep in the room.
    • A cheaper Magic Kingdom area DVC option gets you most of what you want. My Bay Lake Tower vs. Polynesian comparison walks through that trade.

What It Costs to Rent a Stay at the Polynesian

You can't compare a rental to Disney's cash price without checking both on your exact dates, so I'm giving you the numbers I could actually verify.

    • David's Vacation Club Rentals publishes its rate: the Polynesian is in David's top tier at $29 a point when booked 7 to 11 months ahead. (Checked on David's own cost calculator page on October 21, 2026; unchanged for eight weeks.) Every 100 points is $2,900 at that rate.
    • DVC Rental Store doesn't publish a flat rate. You request a quote. Its discounted-points page reads "No discounted points at this time."
    • One real data point: in an October 16 email, DVC Rental Store listed a confirmed reservation at the Polynesian Villas & Bungalows, November 22 to 25, 2026 (3 nights), Tower Deluxe Studio, Resort View, sleeps 4, "starting at $2,112." That's Thanksgiving week, which is a peak week, and I haven't checked that listing on their site. Treat it as an example of what a holiday-week stay can cost, not a price you'll see for a quiet week. Browse their current confirmed reservations for what's open now.

The honest way to compare: get a quote from each broker for the same resort, room and dates, then compare totals. My DVC Rental Store vs. David's guide explains how, and the DVC rental calculator helps you turn points into dollars. See the cost to rent DVC points for the bigger picture. Prefer a human to do the comparing? Be Our Guest Vacations can quote it for you.

Renting has limits. Rented stays don't come with the member perks of owning, and some things (like member-only discounts) don't apply. See what DVC renters don't get and the DVC rental rules before you commit.

    How to Plan Around Construction

    1. Ask before you book. Use the question above and get it in writing.
    2. Book a flexible rate. If you rent, ask about cancellation terms before you pay. DVC Rental Store describes credit-toward-a-future-rental cancellations and an optional Cashback Protection add-on that has to be added at least 121 days before check-in (per their emails of Sept 21 and 28).
    3. Plan your first morning around travel time. Disney says to allow extra time arriving and leaving, so don't schedule a 9 a.m. Lightning Lane window on arrival day.
    4. Use the boat or monorail. Disney lists both for the Villas & Bungalows. Both avoid road-side construction.
    5. Compare the dates. Early 2027 is the end date Disney now shows, but it's a target, not a promise. If your trip is in the first months of 2027, assume some construction is still happening.

If You're Booking a Holiday Trip

Thanksgiving through Christmas is when the Polynesian is hardest to get and most expensive. If the dates are fixed, start with confirmed reservations, which are stays already booked and ready to transfer. If you're still choosing dates, the best time to rent DVC points post shows how much date flexibility moves the price.

    FAQ

Is the Polynesian closed for refurbishment?

No. Disney says most resort dining, pools and amenities remain available while work continues. Some areas are affected. The Trader Sam's Tiki Terrace is closed through late October 2026.

When does the Polynesian refurbishment end?

Disney's resort page now shows early 2027. It was previously the end of 2026.

Will I be moved out of the Villas & Bungalows?

I found nothing saying guests are being moved. Ask Disney (or your broker) about your specific reservation.

Can I rent a stay at the Polynesian Villas & Bungalows?

Yes, through DVC rental brokers. David's lists it at $29 a point when booked 7 to 11 months ahead. DVC Rental Store quotes by request. Compare quotes for your exact dates.

Is the Polynesian worth it right now?

It depends on whether you're paying for quiet, views, or the resort experience itself. If it's the experience and you accept some construction, yes for many families. If you're paying a premium for a specific room or view, ask first.
